JACKSON - An administrative approval has been given to the developer of the Four Seasons at Metedeconk Lakes adult community for Section Three. The vote of approval by the Planning Board will allow several aesthetic enhancements to be made at the K. Hovnanian project on Eltone Road.

In explaining the application to the board, Douglas F. Klee, the board's engineer, said, "We have received an application for administrative approval involving the installation of aesthetic improvements at the Eltone Road project entrance. [There will be] a 30-inch-high decorative wall with 30-inch-high end piers, three adjacent flag poles and 3-foot-high vinyl fencing."

Klee said there will also be width enhancements and an existing pedestrian walkway between Section One and Section Three will be relocated.

There will be decorative pavement and bench seating areas installed, as well as additional landscaping facilities within Section Three of the development.

Klee said his office reviewed the plans.

All of the new construction is viewed as aesthetic enhancements and will be placed on homeowner association owned and maintained open space, Klee said.

"The proposed wall installation will not exceed the 30-inch maximum height permitted by ordinance and no sight triangles will be impacted," he told the board members. "The flag pole lighting which is proposed will be directed and will result in no offsite impacts."

Attorney Ray Shea, representing the applicant, said all of the changes are aesthetically pleasing and have been reviewed.

With no comments or questions from the board members, the administrative approval was confirmed.

Voting yes were Robert Hudak, Blanche Krubner, Dan Burke, George McKay, William Cook, Eileen Tobasco, Joseph Riccardi, Vice Chairman Todd Porter and Chaiman Kenneth Bressi. Absent from the meeting were board members Joseph Orecchio and Angelo Stallone.
